WHEN AND WHY IS AN AIR TIGHTNESS TEST REQUIRED?

An air tightness test is required for new builds to determine the buildings energy efficiency. Part L of the building regulations for England and Wales was implemented to reduce CO2 emissions. In order to comply with Part L, a building must be energy efficient to a sufficient level. An air tightness test can determine the energy performance of a building and also help to detect factors that may be negatively affecting a buildings energy rating.

HOW IS AN AIR TIGHTNESS TEST CARRIED OUT?

An air tightness test requires specialist equipment in order to measure the air leakage levels. Normally, a large fan is placed in the main doorway. This fan is used to pressurise the building. The level of air leakage is then carefully recorded to determine the buildings efficiency.

Air can leak through openings in a building’s envelope. An air tightness test gives us data to suggest where the building needs improving and whilst we are undertaking the test we can see and feel where the air is leaking out of the building.

An airtight building will be extremely energy efficient, however controlled ventilation is required to be safe.  Controlled ventilation is important in order to remove excess moisture and to replenish the building with fresh air. Controlled ventilation is essential to regulate the quality of the air.
